We enjoy working with local businesses and the Estate has a range of commercial properties to let.

Our commercial storage space includes storage units and offices as well as compounds and workshops. We’ve got everything from a 20ft container to a 1,500 sq ft office and storage ranging from 200 sq ft to 10,000 sq ft.

We have an interesting mixture of tenants, from coffee bean roasters and entrepreneurial start-ups to aggregate merchants and a pet product distributor. Many companies have been with us for a long time and have grown into bigger spaces.

Our tenants tell us they love our rural setting, the excellent transport links (especially the great proximity to junction 15 of the M1) and our attention to detail.

CASE STUDIES

Beanworks

Felix Gale is Head of Coffee at the Beanworks Coffee Roastery, which has been based on West Lodge on the Courteenhall Estate since May 2022. The Beanworks is an artisan coffee roaster that supplies its coffee wholesale to businesses as well as direct to consumers.

Felix said: “When David and Darren, the owners of the Beanworks, were looking for a new space for the business they wanted somewhere a bit different from your typical industrial estate.

“West Lodge is perfect. It’s a much bigger space with plenty of room for us to grow, to take on more staff, develop and double our coffee range and to install our new state-of-the-art coffee roasting equipment from the Netherlands.

“We carefully source our coffee from all over the world. After living in Mexico for four years, I’m a big fan of Mexican coffee and I’m on a mission to introduce its wonderfully bright, beautiful and floral flavours to British coffee drinkers.

“I love our countryside setting, how well looked after the estate is and how much they care about their tenants.

“What’s particularly lovely is the way we are collaborating with farmers on the estate to recycle our by-products into something useful.

“Coffee chaff is the dried skin on a coffee bean which comes off during the roasting process and which the estate is now using in its compost to spread on the land as fertiliser.

“They’re also reusing the hessian sacks our coffee beans come in to fill with feed for their cattle. The sacks are really robust, much more environmentally friendly than plastic or paper bags, and last ages. And it means that nothing goes to waste in our coffee production.”

 Flexmetallic Industries

Warren Beattie is Managing Director of Flexmetallic Industries, based on West Lodge on the Courteenhall Estate. The company designs and builds flexible metallic hose assemblies for the world’s most challenging application environments.

Warren said: “We launched our business towards the end of 2021, right in the middle of all the challenges with Covid. We were looking for premises of a particular size in the Northampton area and were struggling to find anything that suited, so when we came across West Lodge, we knew we had found the perfect place to grow our business.

“The rural location is great and so much better than being stuck on a busy industrial estate. It’s a clean, modern and bright building with excellent security and lots of space for parking."
